LA County Launches Eviction Diversion Pilot Program to Help Resolve Rental Disputes

The Compton Chamber of Commerce is pleased to share information about an important new housing stability initiative available to eligible residents and property owners in our community.

The Los Angeles County Department of Consumer and Business Affairs (DCBA), in partnership with Community Legal Aid SoCal, has launched the Eviction Diversion Pilot Program (EDPP)—a new program designed to help landlords and tenants resolve rent-related disputes before they result in costly court proceedings or an eviction on a tenant's record.

For many families and property owners, unexpected financial challenges can quickly lead to unpaid rent and strained relationships. The Eviction Diversion Pilot Program offers a practical alternative by encouraging communication, mediation, and problem-solving before an unlawful detainer (eviction) case moves through the court system.

Helping Both Landlords and Tenants

Rather than focusing on litigation, EDPP emphasizes collaboration. Through professionally facilitated mediation, landlords and tenants work together to identify solutions that can satisfy both parties while preserving housing stability whenever possible.

Community Legal Aid SoCal provides neutral mediation services and individualized case management designed to help participants reach voluntary agreements efficiently and fairly.

For qualifying households, the program may also provide up to $10,000 in rental assistance to help resolve unpaid back rent.

Program Services Include

Eligible participants may receive:

• Free professional mediation between landlords and tenants

• Individual case management and referrals to supportive services

• Up to $10,000 in rental assistance per household for eligible unpaid back rent

• Assistance designed to help avoid unlawful detainer judgments and eviction filings

• A voluntary resolution process connected with the Los Angeles Superior Court

Who May Be Eligible?

To participate in the Eviction Diversion Pilot Program:

• The dispute must involve unpaid back rent.

• Both the landlord and tenant must agree to participate in mediation.

• Either the landlord or tenant household must be at or below 120% of the Area Median Income (AMI).

• The rental property must be located within a ZIP code served by the Compton Courthouse.

Program participation and financial assistance are subject to eligibility requirements and available funding.
